    Dubai Marina & Palm Jumeirah

0% income tax, 6–8% net yields and the world's most liquid prime apartment market.

    Market overview

Dubai is the highest-yielding global prime market accessible to foreign freehold buyers. Marina-front 2-bedrooms transact AED 2.5M–5M (€620k–€1.25M) with 6–8% net rental yields, materially above New York, London or Paris. Palm Jumeirah villas span AED 15M–250M+ (€3.7M–€62M+). Downtown Dubai (Burj views, Burj Khalifa neighbourhood) trades like Marina with stronger capital growth and slightly lower yields.

    Neighbourhoods

    Dubai Marina

3 km of waterfront towers with the deepest rental market in Dubai. Best yields, deepest liquidity, walkable to JBR beach.

    Palm Jumeirah

The trophy villa peninsula — beachfront villas with private pools, signature hotels (Atlantis, One&Only, W).

    Downtown Dubai

Burj Khalifa and Dubai Mall neighbourhood. Top capital-growth performer 2021–2025.

    JBR (Jumeirah Beach Residence)

Beachfront 6-tower strip — short-let yields among the highest in the city.

    Business Bay

Adjacent to Downtown — newer build, ~20% discount to Downtown €/m², strong office-worker rental base.

    Lifestyle

World-class hospitality, dining and retail; 0% personal income tax for residents; one of the safest cities globally. Dubai International is the world's busiest airport for international passengers (87M+ p.a.), with direct flights to 240+ cities.

    Climate

    Desert climate — 25–30 °C November–April (the peak liveability season), 35–45 °C May–September. Indoor air-conditioned life dominates summer.

    Investment

Net rental yields 6–8% on Marina/JBR apartments, 5–7% on Palm Jumeirah villas, 5–6% Downtown. No annual property tax. 4% one-off Dubai Land Department transfer fee. AED 2M+ property purchase qualifies for the 10-year UAE Golden Visa (renewable).

    Things worth knowing

Notes from years of walking these neighbourhoods — restaurants, schools, beaches and the quieter corners portals won't tell you about.

    Marina· Dubai Marina

Marina life in Dubai — the residents' view

The Walk before sunrise, Pier 7 for breakfast, the Yacht Club for sundowners.

The Marina has matured into a 24-hour residential neighbourhood that bears almost no resemblance to its 2010 tourist-strip reputation. The 7-km Marina Walk is best walked at 6am — runners, dog walkers, the first abras crossing. Pier 7 has six floors of restaurants stacked on the Marina; Atelier M for a long lunch, Asia Asia for the view. Sundowners at the Dubai Marina Yacht Club. The shift from tourist district to genuinely livable city has driven the rental yield premium that still distinguishes Marina apartments from Palm villas.

    Friday brunch — done seriously

Bubbalicious at Westin, Brasserie Boulud, or the quieter 3Fils on the harbour.

Dubai brunch is its own institution. The big-name versions — Bubbalicious at Le Royal Méridien, the Atlantis Saffron brunch — are an experience worth doing once. The locals' rotation skews quieter: Brasserie Boulud at Sofitel for the food-first version, 3Fils in Jumeirah Fishing Harbour for raw Japanese with sea breeze, or the Friday lunch at Eauzone in One&Only Royal Mirage if you want a brunch that doesn't feel like a brunch. Book seven days out; pricing has moved up materially in 2025–26.
